  • When does the pool open?

    The pool opens on the Saturday before Memorial Day and closes on Monday, Labor Day each year.

  • How can I get my amenity key?

    The Amenity Key Exchange Events Schedule is below.  The key exchange events will take place near the pool. 


    Homeowners must bring their current key to receive the new pool keycard.  If you do not have your current key, you must pay a $20 Key Replacement Fee to receive the new keycard. 


    Homeowners must provide proof of identity and address.  A photo ID and a utility bill can be used to confirm your identity.

  • Do I need get an approval before I make a change to the outside of my home?

    Yes. When wanting to make a change to the exterior of your home, you must complete and submit the Modification Request Form to the Architectural Control Committee, who will review your request to ensure it adheres to Brentwood's covenant, conditions, and restrictions; the Board makes the final decision on all modification requests.

  • Where can I find the Covenants, Bylaws, Modification Request Form, Color Chart, and the Cabana Rental Form?

    All forms can be found on the Forms & Document Page. The page can be accessed by clicking the above hyperlink or from the HOA tab on the Menu Line. An online version of the Cabana Rental Form can also be submitted online.

  • Do I have to pay the HOA Annual Assessment?

    Yes.  The assessment covers all of the costs associated with operating and maintaining Brentwood's properties, amenities, and common areas. Typical expenses include insurance, utilities, landscaping services, janitorial, pest control, pool, etc. 

  • What happens if I don't pay my HOA fee?

    If the homeowner does not pay their HOA Fee, the owner will receive late notices and can be penalized with fines, loss of community privileges, collections, lawsuits, or liens.

  • Can I pay my HOA Fee online?

    Yes, you can use the HMS Payment Portal link found on our website or you can go to hms-inc.net and go to the Payment Option from the About Page.  You will need to sign in or create an HMS Account. 

  • How do I update my account information?

    Contact HMS at (770) 667-0595 or go to hms-inc.net and sign in to your account. Select My Account, then My Profile to change your account information.

  • How do I contact HMS?

  • Who makes the decision on behalf of the Homeowners Association?

    Decisions concerning homeowner association operations are made by a Board of Directors, which is made up of volunteers.  The Board consists of a President, Vice-President, Secretary,  and Treasurer.   Additionally, the Board may appoint other owners to serve on committees to assist with the operations. Examples include Landscaping, Finance, Maintenance, Social, and Architectural Committees.

  • What is the Board of Directors responsible for?

    The Board of Directors manages the affairs of the Association.   It establishes and enforces the rules and regulations on behalf of the homeowners’ association. This includes the annual budget, contract negotiations, and maintaining the common areas. You can find the duties in the Bylaws under C. Section 15.

  • What are the governing documents of the Association?

    The Governing Documents help govern the Board of Directors and the Owners' powers, rights, and responsibilities. The Governing Documents consist of Bylaws, Covenants, Conditions, and Restrictions (CC&R), and Rules and Regulations.

  • How do I get a closing letter?

    The closing attorney can go to www.homewisedocs.com.
