Covenants & Bylaws


Covenants, conditions, and restrictions are guidelines designed to keep the neighborhood looking its best and to protect Brentwood's property values in the community that regulates property use, appearance, and maintenance of the property. 


Covenants are enforced to protect against violations that would impede the quality of life for other residents in the community.  Conditions for not abiding by their community’s covenants include verbal or written notices, fines, loss of community privileges, lawsuits, and liens. 


The Board follows the guidelines stated in the Bylaws to manage the Brentwood Homeowner Association.

Property Modifications



Architectural and Landscaping standards are required to sustain Brentwood's aesthetic, integrity, and property value in the neighborhood.  Homeowners who want to change their home's exterior should read the Homeowner Association’s Design Guidelines to become familiar with the modification request and approval process. 


A modification request must be submitted for all desired exterior changes,  and the Homeowner must obtain written approval before the start of their renovation or project. Please provide the Architectural Control Committee with all information necessary to evaluate the request thoroughly and quickly.


Homeowner Management Services, Inc. (HMS) is Brentwood's HOA Management Company and Agent. HMS periodically conducts neighborhood-wide compliance inspections and issues violations stating the condition that requires correction. Violations are mailed to the homeowners and should be corrected within the time frame allotted.
